Tim Carson Real Estate Services is a team of Independent Contractors, exclusively leveraging my Real Estate expertise, with their unique talents to meet all your needs. I am proud of these five associates who manage my Sales and Management activities, allowing me to focus on serving clients rather than handling processes and paperwork. However, I personally prepare and oversee all paperwork and legal compliance issues.

We offer property management services including residential and commercial property management, maintenance and repair services, tenant screening and placement, and rent collection and financial reporting. We also provide high qualit photograph, walk through videos and floorplans, which help our properties for lease, rent up quicker and with better tenants. Additionally, we provide fee-based project management and consulting, tenant issues, court evictions, and collections. We are a Virginia Realtors Association Certified Property Manager and EPA Certified for property management and supervision of lead-based paint compliance on renovations of properties built prior to 1978.

Hello I am Tim Carson, born and raised in the Charlottesville area, in North Garden, attend AHS and PVCC. Worked in the construction field and at Barnabys Restaurant as a manager prior to real estate. These two fields really provided a solid versatile foundation for me to use in launching my long career in real estate. I have three adult daughters, Tess, Kirsten and Connor and 5 grandchildren. I love my business, my clients and enjoy working out, UVA sports especially basketball, mens and womens lacrosse , baseball and football. I am a season ticket holder for football and basketball. My passion is helping people make good decisions and doing fun activities like visting local vineyards, restaurants and festivals. I love the beach and short road trips to anywhere exploring our diverse area. I also love personally doing handyman and remodeling projects and attending real estate seminars and classess. I volunteer on the Free Enterprise Forum Board and the Charlottesville Association of Realtors Foundation Board and the Pubic affairs commitete of CAAR. I believe in home ownership, investments in real estate and protecting proerty rights for american citizens. GO HOOS!

Special note- I was blessed to have great parents. Bud and Peggy Carson, dad was from New York and relocated her before I was born with Sperry Marine and was an electrical engineers on periscopes and naval steering systems. My mother, was a well know artist, political activist and grass roots working, being recognized by Governer Allen and honored by a "Peggy Carson" day for her work in the political field. Mom and Dad volunteered in the community, as Dad was a founding member of the North Garden Fire Department, a member of the Cove Garden Ruritan Club and Boy Scout leader. My mom was in the Ladies Auxiallary for the Fire Department, a 4-H Leader, Art Instructor and Volunteeer for the Albemarle county elementary schools and painted many local murals and landscapes during her life as an artist.

Jeff provides support for Property Management with Unit Turnovers for new tenants, Emergency Repair response, Listing and Sale Support and more. Jeff has been with me for over 25 years. Originally from Baltimore, Jeff is local famous as a member of the Olivarez Trio and an accomplished Musician and Guitar instructor. Jeff enjoys playing music and local events and restaurants and lives in the vlllage or Stanardsville.

Peter Garland, was raised locally and attended AHS & Covenant and then graduated from Tulane University. His father , Phil Garland is a local attorney and lifelong friend of mine (Tim Carson). I have know Peter since he was born. He is a licensed Real Estate agent and my Property Management Administrator, critically important as he manages our online Appfolio Property Managemetn Software and is in charge of Tenant Relations, Account data input, Bill paying and Tenant screening and approvals. Peter resides in Richmond, VA with and operates virtually , but is in charlottesville one day a week as needed for local support. Peter holds a Real Estate Agent license in Virginia under Real Estate III Property Management, LLC. Peter enjoys lacrosse, sports, dogs and enjoys time with his girlfriend!

Jack Crocker, originally from Florida, has lived in Keswick for many years with his family. His three kids are now grown, married, and have given him four grandchildren, whom he adores and loves spending time with. I met Jack when I was the Managing Broker for Judy Savage at Remax Realty Specialist from 2010-2014. Jack joined us as a new agent, and I helped him start his career as his broker. Since then, Jack and I have developed a great friendship and share a love for UVA Basketball, attending games together since that time! When Judy retired, I asked him to assist me in the leasing department and use his real estate experience to help as a transaction coordinator. Jack is instrumental in managing rental leases and aiding with sales prospecting systems. Jack enjoys time with his family and grandkids, Florida Gator and UVA Cavalier sports, dining out, racing, and social events in the community.

Twenty-five years ago, Bill Murphy was referred to me as a client looking to sell his home. We had no idea that a single real estate transaction would spark a quarter-century of close friendship and, eventually, a fantastic professional partnership.

Bill’s career is defined by service and care for others. He spent years managing operations in the high-paced restaurant and hospitality fields—including stints at Aramark Services, Awful Arthur's, and The Exxon Market Place—where he perfected the art of client satisfaction. Later, he brought those skills directly into the housing market as an active agent with Real Estate III, alongside managing several of his own family real estate transactions with me. After stepping back from the market for a few years to focus on family care, Bill returned to the industry two years ago to join my team part-time.

Today, Bill uses his deep industry background and organizational expertise to support our operations. He is an invaluable asset to both our team and our clients.

When he isn’t helping things run smoothly behind the scenes, Bill can be found enjoying life with his wife, Linda, on their 9-acre mini-farm in Northern Albemarle
