The Pre-Approval Process
The Pre-Approval process is one of the most important steps in the home buying process. This is an initial screening with a lender to determine what home value you will be approved to purchase. Not only is this crucial for helping us determine what range of options to identify for you but a pre-approval letter is also required when we submit an offer on a home. We are here to provide recommendations on top lenders to get this process started.
Getting Started on Options
Once we have the pre-approval letter in hand its time to get started on top housing choices! This process usually takes between 3-5 days to narrow down your top choices for us to get out and tour. Typically we recommend having a starting list of 3-5 options that you would like to view. In today's competitive market its important to have more than one home you are interested in moving forward with.
The Showing Process
Once we have your top choices determined we will work with you to set up showings. Our team, upon scheduling will also confirm home availability to ensure, as best to our ability that there are not any existing offers on the table. It is in this process that we will narrow down which options you would like to make an offer on.
New Construction Vs. Resale
What is New Construction vs. resale? New Construction options are homes that are just built and never lived in or are in the process of being built. New construction options are wonderful in that you, the buyer are getting a brand new home which typically comes with a 5 year builder warranty. Many New Construction builders often time can assist with closing costs as a lot of builders offer incentives. However, some buyers do not want to go through the process of building from the start and prefer to go with a already developed home which is called "Resale".
What is Option and Earnest?
Once we have identified the home(s) that you would like to make an offer on and once our offer is accepted we will be required to provide earnest money and option funds. Once our offer is accepted we will enter into what is called the "option period" where we will have a determined amount of days to have the inspection handled and negotiate any repairs. It is during this process that we have the ability to back out. At the time of offer acceptance we are required to provide the sellers with an option fee. This is a smaller amount of funds that the seller keeps for removing the home from active in the event we decide to back out. The earnest money is an amount that communicates to the seller you are an serious buyer and typically is 1% of the offer price. The earnest money is applied to your down payment amount at Close.
Making an Offer
Once we have identified the home you would like to make an offer on we will work with you to determine the best price, strategy and closing timeframe.
The Inspection process
The inspection will be completed during the option period and is crucial in determining any repairs that are needed.
Blue Tape Inspection for New Construction
Because New Construction homes are brand new they have what is called a "Blue Tape" process where you, the builder and I will walk though the home to ensure everything is up to standard before we close.
Do's and Don'ts before Closing
A few important do's and don'ts before Closing Day. It is important that you are careful with your financials before Closing day and the Lender will do a final check before closing day. As such it is crucial that you do not open any new lines of credit, have credit inquiries that can effect credit score or make large purchases.
Closing Day
By the time we arrive to closing day most items will have been done by this time.
What is Homestead Exemption
Homestead Exemption is allowed in the State of Texas for anyone who resides in their primary residence. It essentially is a filing status that reduces the cost of your yearly taxes. It can be applied for after closing and will become effective after the 1st of the next year.
Buyer Representation Agreement
In order to begin working together, we would need to execute a signed Buyers Representation Agreement which includes an agency relationship, dual agency relationship, listing agreement, and an exclusion from MLS.

I look forward to working with you and finding your dream home!
