Hello Christine,

Thank you for chatting with me last week! Below you will find different comparable home sales and resources supporting the data. There are tabs that breakdown the comparable property sales in the last 6 months and other tabs that detail out your options. If you have any questions at all, please do not hesitate to contact me.

When I did a more in depth analysis of the comparable homes, it looks like, currently, you would be sitting at a solid $300,000 AS IS. The two main comparable sales were both purchased by cash investors as renovation investments and both were the same model as yours. One was purchased at $300,000 in September of this year and one was purchased for $310,000 in April of 2025 (the market has since declined). I have listed them both below as the first two featured properties.

I have an investor offer for $300,000 that would allow the other owner on title to remain in the home for 14 days after the closing date. If you wanted to take the current offer, they wrote in a closing date of October 27th, 2026 which means the owner would be able to stay until November 10th, 2026. This closing date is flexible and I will provide a net sheet of what you would stand to take away in the offer section below.

** IMPORTANT ** When reviewing comparable properties, please note that active homes that are currently for sale have not been included in the report because those homes are NOT accurate when calculating true home value. This is because these homes are still for sale for a reason. They are not selling at the current list price. Therefore, it is most accurate to only review those homes as a reference to your competition, not your home value. Home value is best calculated when reviewing homes already sold in the last 3 months or currently under contract, that are single story, within 400 sq ft. You will notice adjustments for needed repairs, interior & lot square footage, lot position, etc. This is how appraisers calculate home value. I kept it as close to your home (within about 1 square mile) as possible because values swing substantially when crossing certain main roads. I did not go into Garden Lakes as this community is not comparable to yours in terms of amenities.

Please let me know if you have any questions.

Your Neighborhood Performance

As you know interest rates have been very volatile. In the last few weeks, the national treasury and rates are up to the highest they have been since 2008. That is not indicative of a crash due to many factors including supply and lending practices, however it is making buyers move slowly. This means more homes on market for longer periods of time. This means investors are tightening their belts and preparing for declining values to occur during their holding / renovation period. You can see, your neighborhood specifically has gone down in value and in sales just between Quarter 2 and 3 of 2026 alone. The lower the market drops, the more conservative investors will become.

Your City Performance

In addition to the neighborhood market analysis above, here is a preview of how the market performed last month vs this month across the valley. As you can see, every single market decreased in value. A market index of 100 equals a balanced market. Avondale is showing balanced, but still down from last month. The investors will continue to get tighter on their budget the closer the market slides down towards a buyer's market.

Net Sheet Breakdown

Here is what your estimated net breakdown would be at the $300,000 price point.

In a sale, here are the fee breakdowns:

- Closing costs (your title fees, taxes, county recording fees, etc)... Buyers and sellers both have these. Their offer proposes that they pay both their closing costs as well as yours which would save you between $4,000-$5,000.

- Estimated costs for the buyer's broker. Realtor compensation is always negotiable, but I always tell people to budget for an average of 2.5% because that is what we see the vast majority of agents negotiating in this price point market. Their agent has requested 2.5%.

- Costs for listing fee. This covers marketing to my investor network, my negotiation services, contract services, transaction management services, compliance assurance with state regulations, etc. My team of agents, title reps and lenders will advertise your home to their networks as well. I charge 2.5% for this service.

SOLD: 10513 W Alvarado Rd

This is your most reliable comparable property.

This home is the same model as yours, but it has a yard that is double the size of yours at 8800 sq ft. While it did not mention the roof age and is assumed to be the original roof, the HVAC unit is only 3 years old. This home also sits on a corner lot.

While this home required more repairs than yours, it also offered more value in the lot size and lot position. It also had a 4th bedroom instead of a den.

Sale Price: $300,000

Days on Market: 7

Under Contract Date: September 4th, 2026

FOR SALE: 10562 W ALVARADO RD

This home is the same model as yours and is a recent investor flip. This investor purchased the home in April of 2025 for $310,000. This is a great example of an inexperienced investor who took over 5 months to renovate this home and has now overpriced it to try to make a profit and has been sitting with no offers for almost 30 days. We do not know what it will sell for yet as it is still on market.

List Price: $449,900

Days on Market: 21

SOLD: 10642 W WINDSOR AVE W

This home is a single story which adds a tad more value. It has a little bit of a larger yard and a 4th bedroom. This home did not require renovations. The seller sold for $390,000 but also gave the buyer an $11,700 credit for a net sale of $378,300.

This home sold in June at the peak of the seller's market for the selling season when interest rates were lower and more buyers were in market. Anyone purchasing your home now will be renovating over the holidays and dealing with a shifting buyer's market.

If they can sell for the same price as this home (a net $378,300) and they use $65,000 in renovation costs and carrying costs, they will also incur about $15,000 in selling fees when they go to sell it. This means they will lose about $2,000 with their current offer based on this comparable sale.

Sold Price: $390,000

Seller Credit to Buyer: $11,700

Days on Market: 49

Sold: June 30th, 2026

Sold: 2011 N 104TH DR

This home has a little bit of a larger yard and 5 bedrooms with a pool. This home did not require renovations. The seller sold for $425,000 but also gave the buyer an $12,750 credit for a net sale of $412,250.

This home sold in August at the end of the seller's market for the selling season when interest rates were lower and more buyers were in market. Anyone purchasing your home now will be renovating over the holidays and dealing with a shifting buyer's market.

If they can sell for the same price as this home (a net $412,250) and they use $65,000 in renovation costs and carrying costs, they will also incur about $15,000 in selling fees when they go to sell it. We must also subtract $15,000 in value for the pool and about $20,000 in value for 2 full extra bedrooms. This means they will lose about $3,000 with their current offer based on this comparable sale.

Sold Price: $425,000

Seller Credit to Buyer: $12,750

Days on Market: 106

Sold: August 10th, 2026

My Stats

Here you will find my sales stats for the last 5 years. These sales include everything I have sold on market but does not include the over $30,000,000 in sales that I have sold in off market transactions. I would invite you to look up every agent that you interview on this website to check their sales stats and see how many they have sold in total, and more importantly, in the area that you are selling.
