Strategy for 770 Anderson Avenue, Unit 4K, Cliffside Park - The Green House Condominiums
Prepared for: Shoshana Mule
Prepared by: Scott Selleck
Date: January 14, 2026
Why I Put This Together
Shoshana, this isn’t a flashy presentation, and it’s not meant to be.
This sale comes at a time when your family has already been through a lot. The move to assisted living is a big transition, and the last thing you should have to worry about is whether the condo is being handled properly.
The purpose here is simple: to show you how I think about this property, how I would handle it if it were my own family, and how we get it sold cleanly and calmly without surprises.
How I Work
You already know how real estate should work. Where things tend to break down is follow-through and communication.
The issue last time wasn’t the apartment. It was execution.
My approach is straightforward. I do the thinking upfront, price with discipline, and communicate consistently so nothing drifts or gets ignored. You’ll always know where things stand, even if the update is simply, “Nothing new this week.”
I take responsibility for the entire process from listing through closing.
Market Reality at 770 Anderson Avenue
When I look at this property, I focus on how buyers have actually behaved in this building.
Looking only at two-bedroom, two-bath units over the past two years, a clear pattern shows up: pricing discipline matters more than cosmetic updates.
When units are priced realistically, they move. When they’re not, they sit.
The Apartment
Unit 4K is a well-maintained two-bedroom, two-bath apartment on the fourth floor. It includes two parking spaces, which is a meaningful advantage in Cliffside Park.
It’s not about pretending this is something it’s not. It’s about positioning it honestly so the right buyer feels comfortable moving forward.
Why The Greenhouse Matters
The building is a big part of the value.
The lobby feels calm and welcoming, with plants, stone, and a koi pond that people remember. It’s a boutique doorman building with personable staff, an outdoor pool, a small library, a community room, and a fitness space. Many utilities are included, which simplifies ownership.
Anderson Avenue is Cliffside Park’s main street restaurants, specialty shops, a hardware store, and the express bus to Manhattan right outside the door.
This building consistently attracts mature buyers who value walkability, service, and ease.
The Buyer We’re Targeting
The likely buyer is practical often a Manhattan commuter or a local downsizer who wants space, parking, and a service-oriented building.
These buyers move forward when pricing makes sense and the process feels clean.
Pricing Recommendation
Based on recent two-bedroom, two-bath sales in the building and the goal of a 60-day outcome, I recommend a list price between:
$415,000 – $419,000
This range signals value, attracts serious buyers early, and reduces the risk of chasing the market later.
Communication & Timeline
You’ll hear from me consistently. I’ll be your point of contact, with regular updates and immediate communication if anything changes.
Handled properly, this is a very reasonable 60-day process from listing to closing.
I work with a three month listing agreement which can be extended if needed but normally isn't.
I would recommend a 4.5 percent commission with 2.5 percent for my listing side and offering out 2% to buyers agents which is fine in our market place. If I bring the buyer as well which often happens, I will reduce the overall commission to 3.5%.
I pay for all professional pictures, video, and floor plans and all marketing. There is no expenses other then the Certificate of Occupancy application for the town final inspection that is required by Cliffside Park.
Once hired, I would need approximately 72 hours to schedule the photographer and bring the listing to the market.
Final Thought
This isn’t about selling fast at any cost. It’s about selling correctly so you can move forward knowing this was handled the right way. At this stage of my career, your type of assignment is what I enjoy doing the most helping families in transaction in real estate with Grace and a high level of agency.
I’ll treat this the same way I would if it were my own family.
Feel free to call me with any questions at 201-970-3960.
All the best,
Scott

Cliffside Park | Neighborhood Guide - www.CliffsidePark.com
Cliffside Park, New Jersey is a compact, skyline‑view borough on the Hudson Palisades that blends urban energy with a close‑knit, small‑town feel. Recent activity shows a community anchored by schools, parks, a busy Anderson Avenue business strip, and steady residential development.
Why Residents Love Cliffside Park
Cliffside Park sits on less than a square mile of hillside in southeastern Bergen County, just minutes from Manhattan via NJ Transit buses and nearby riverfront connections. Residents enjoy dramatic Hudson River and New York City skyline views from streets, parks, and many mid‑rise and high‑rise buildings.
The housing mix includes older one‑ and two‑family homes, classic mid‑century apartment buildings, and newer luxury towers, particularly along Gorge Road, Palisade Avenue, and Winston Drive. That variety, combined with walkable retail corridors and access to neighboring Edgewater’s riverfront, keeps the borough attractive to both long‑time locals and new buyers.
Parks, Recreation & Daily Lifestyle
Veterans Field Park is the heart of local recreation, hosting athletic fields, playgrounds, community festivals, and seasonal events like fall fairs and farmers’ markets. Smaller parks and nearby neighborhoods in Shadyside and Grantwood give residents additional open space and quick access down the hill to the Hudson River Waterfront Walkway in adjoining towns.
The Cliffside Park Public Library supports year‑round programming, including family reading nights, children’s storytimes, craft activities, and periodic heritage exhibits. Schools and local nonprofits supplement this with sports, wellness, and engagement programs that keep kids and parents involved throughout the year.
Historical / Recent Recap (Past 30 Days)
Over the past month, Cliffside Park’s community rhythm has included:
School‑district activities ramping up for fall, with Cliffside Park High School teams logging notable wins and new wellness and parent‑engagement initiatives rolling out.
Library‑hosted events like family reading nights and special exhibits reflecting local history and the legacy of Palisades Amusement Park.
Borough communication on voter‑registration drives, housing‑authority maintenance notices, and public‑safety efforts, including community‑policing outreach and neighborhood‑watch reinforcement.
On the business front, local restaurants and small shops along Anderson Avenue have seen continued activity, with renovated venues and new eateries building on the borough’s reputation for diverse dining. A long‑standing music shop closed earlier in the season, while fresh tenants are being courted for ground‑floor retail in newer residential buildings.
Upcoming Highlights (Next 15 Days)
In the upcoming two‑week window, Cliffside Park’s calendar typically features:
Seasonal family events such as Halloween‑themed parades on Anderson Avenue, pumpkin‑painting workshops at the library, and kid‑focused activities at Veterans Field.
Weekly farmers’ markets (as the season allows) at Veterans Field with local produce and crafts, tapering off as temperatures drop.
A scheduled Borough Council public meeting addressing permits, parking regulations, and incremental zoning and infrastructure topics.
Residents can expect continued road resurfacing along key corridors like Palisade Avenue and Gorge Road, with only minor traffic impacts, as well as ongoing work on mixed‑use and condo projects scheduled for completion in the coming year.
Living in Cliffside Park Right Now
Day‑to‑day life in Cliffside Park currently means:
Grabbing coffee or a meal on Anderson Avenue, then walking to Veterans Field or a nearby overlook to take in skyline views.
Sending kids to neighborhood schools and library programs while relying on a dense network of buses for quick trips into Manhattan or elsewhere in Bergen County.
Watching the borough gradually modernize through new mixed‑use and condo projects, even as older streets retain their mid‑century charm and tight‑knit, village‑like character.
For buyers seeking a Bergen County community with real urban convenience, panoramic views, and an active small‑town core, Cliffside Park remains a compelling option along the Hudson Palisades.

Zillow & ChapGPT Just Changed The Rules On HOME SEARCHING !
Are you planning to sell your home…
But worried it might get lost in a sea of listings in this changing market. My name is Scott Selleck, Founder of the Selleck Group, KW City Views Realty.
I don’t just list homes—I make sure they get found
Most sellers and listing agents rely on the same basic tools to market their homes.
But today’s buyers are searching differently.
They're using platforms like ChatGPT, powered by Zillow’s new integration, to find properties faster.
That’s where I bring real value.
I know how to prompt ChatGPT the right way—
To match buyer searches with YOUR property.
That means more visibility and more potential interest.
Buyers are asking ChatGPT things like
“Find a home with a big backyard in Fort Lee, NJ under 800k,” Or “Show me townhomes in Leonia, NJ with low HOA fees.”
If your listing matches, I make sure it shows up. I know how to optimize the presentation of your listings so that Zillow and ChatGPT can work together to match them with the most likely buyer for your specific home.
With the right strategy, I can make your home appear in AI-driven searches—not just on Zillow’s map.
More eyes on your listing means faster results.
Better offers lead to successful transactions for both Buyers and sellers.
If you're thinking of selling, or if you just saw your home listing expire, let’s talk about how I can use ChatGPT + Zillow to make your home stand out and, more importantly, get sold for a price that exceeds your expectations.

2025 Real Estate Success Portfolio
Scott Selleck’s 2025 Real Estate Performance Review: Ahead of the Game, Aiming Even Higher
If 2025 had a scoreboard, the numbers next to Scott Selleck’s name would already be lighting up the board. With a goal of 20 closed sales for the year, Scott has already surpassed it — and it’s only October. That’s not luck; that’s strategy, consistency, and relentless follow-through.
But hitting a goal doesn’t mean stopping. In the words of every good coach: When you’re winning, that’s when you double down on your fundamentals.
Here’s a look at the highlights of Scott’s 2025 production so far — and where the next level of growth is waiting.
🏆 Wins Worth Celebrating
1. Goal Surpassed — and Then Some
Scott set a target of 20 closed sales for 2025. As of late October, he’s already logged 22 closed transactions, representing a total of $16.8 million in sales volume.
That’s a major win — and the kind of momentum that separates strong agents from great ones.
2. Strong Market Focus
Most of those wins came in Scott’s home turf — Fort Lee and Leonia, where he continues to build deep local expertise and name recognition. This hyper-local focus is exactly how market dominance is built in Bergen County.
3. Above-List Price Success
Seven listings sold over asking, averaging 6.2% above list price. That’s not just strong pricing — it’s proof of elite market strategy and negotiation.
4. Loyalty and Referrals
Seven deals came directly from past clients or referrals. That means Scott’s service isn’t just delivering results — it’s creating raving fans.
5. A Full Pipeline Ahead
With 4 homes under contract and 6 active listings, Scott’s heading into the year-end sprint with plenty of opportunities still on deck.
⚙️ Areas to Sharpen Going Forward
Even top performers have room to fine-tune. Here’s where Scott is focusing his attention as he closes out 2025 and preps for an even bigger 2026.
1. Quality Over Quantity
Now that the transaction goal is met, it’s about elevating deal quality — pushing for more high-value listings and further establishing dominance in the premium segment.
2. Balance the Buyer-Seller Ratio
Scott’s done a stellar job representing sellers (18 listings closed), but there’s opportunity to grow the buyer side of the business. Buyers today are sellers tomorrow — especially in a market like Bergen County.
3. Lead Source Expansion
Most leads came from referrals, Google LSA ads, and sphere connections — strong channels. But adding targeted direct marketing and neighborhood farming will build long-term listing momentum.
4. Marketing the Wins
Scott’s got great proof points — over-ask sales, repeat clients, strong local dominance. These deserve the spotlight in social media, email marketing, and video content.
5. Setting Up for 2026
Success isn’t built on one strong year — it’s built on systems. The goal for Q4 is to turn this year’s momentum into next year’s pipeline through consistent database touches, holiday outreach, and “equity check-up” conversations with long-term owners.
🚀 The Coach’s Verdict
Scott’s already outperforming his 2025 goals — that’s the headline. But the real story is about refinement and scalability.
He’s built a foundation of trust, results, and reputation in Bergen County. Now it’s time to leverage that momentum to attract higher-end listings, build the buyer base, and turn satisfied clients into lifelong advocates.
🔑 Next Steps to Finish Strong
Track your funnel metrics — measure how many leads convert into listings and sales.
Set a “finish-line” goal for Q4 — aim for 6 more closings with at least 2 above-$1 million listings.
Market your wins — showcase above-list sales in Fort Lee and Leonia.
Activate your database — send a “Year-End Market Review” email to engage homeowners considering a move.
Lock in reviews and referrals — every client, every time.
Plan your 2026 pipeline — start conversations now with homeowners planning to sell in spring.
🧭 Final Word
Winning years aren’t accidents — they’re built deal by deal, client by client, with relentless follow-through. Scott’s 2025 isn’t just a great year — it’s the launchpad for an even bigger 2026.
