Buyer Consultation Meeting Agenda
At The Adkins Group, our Buyer Consultation Meeting is designed to understand your needs, preferences, and budget. We'll walk you through the home buying process, provide insights into the current market, discuss financing options, and help define your search criteria. We'll also outline the next steps, such as scheduling property tours and maintaining ongoing communication to ensure a smooth experience.
The Home-Buying Process
Here's an overview of what you can expect during the home-buying process from start to finish.
The Pre-Approval Process
The buyer pre-approval process is a crucial first step in your home buying journey. It involves working with a lender to assess your financial situation and determine how much you can borrow. By getting pre-approved, you'll have a clear budget, show sellers you're a serious buyer, and be better positioned to make a strong offer when you find the right home
Recommended Mortgage Professionals
If you're not paying cash for your purchase, it's important to get pre-approved for a loan. It's best to work with a local lender who has a good understanding of our market. We suggest speaking with multiple lenders to compare the different terms and programs they can offer you.
Here's a list of amazing mortgage professionals who can help you out. We've personally worked with them in the past and can vouch for their expertise. You can either call or email them to get started, and make sure to mention that we referred you. This will help you get a quicker response and smoother process.
Loan Application Checklist
A loan application checklist typically includes the essential documents and information you'll need to apply for a mortgage. Common items include proof of income (pay stubs, tax returns), credit history, bank statements, employment verification, and details about your assets and debts. You'll also need to provide identification and information about the property you're interested in purchasing. Having these documents ready can streamline the loan approval process.
Search Tools, New Listing Alerts & Off-Market Access
Below is link to set up and account so you can gain access to all listings. Select Login and then register with your information.
There are several methods we use to find the right home for you. To start, we'll set you up with a property alert which will email you when new prospects hit the market. If you have any feedback, questions, or showing requests, you can communicate them to us.
Every week we preview new and coming soon listings on your behalf, recommend open houses for you to attend, and arrange private showings for you. If you find a property on your own that looks interesting, send us the address so we can investigate.
Additionally, we'll start prospecting additional inventory for you, unlocking even more off-market inventory. Digital marketing, handwritten notes, door-knocking & cold-calling are just a few of the methods we use to get in contact with these homeowners.
Latest Market Trends
Data, data, data! We send monthly market reports to my clients so you're in the know of the latest trends. When it's time to prepare your offer, we'll micro down on these metrics to best inform you on what the property should sell for.
Understanding the Purchase Contract
When preparing your offer, you'll need to make some big decisions. The purchase price is a major one, but you'll also have to think about other terms like inspections and contingency periods. When the time comes, we'll guide you through the purchase agreement and advise you on writing the winning offer.
Here's a sample of the Purchase Agreement so you can familiarize yourself before writing offers.
Due Diligence & Seller Property Disclosures
You've found the perfect home - now what? The next step is contacting us for seller property disclosures so you can begin due diligence.
State and city laws require specific seller disclosures to be part of every property transfer. All of them are important to read, although many of them are generic advisories used statewide for all types of listings. Sellers provide their knowledge of the property by filling out a seller property disclosure and other supporting forms; they may also choose to provide various inspections, such as a pest/termite inspection or a home inspection.
It's our job to help guide you through the seller property disclosures and to advise you on how to do your due diligence. Here are the table contents for what you should expect to see in standard seller property disclosures.

Buyer Net Sheet
The term 'closing costs' basically means how much it costs a buyer to do the deal. Bulked into this term are: lender fees, escrow fees, title insurance, pro-rated property taxes, homeowner's insurance, and pro-rated HOA dues (if applicable). We will go over this prior to submitting offer so you can understand cost up front.
Writing the Winning Offer
There are several components to a winning offer (hint- the highest price doesn't always win!). I have several proven tactics and strategies on how to get your offer accepted that we'll discuss.
Home Warranty (Optional)
To add value to our service, we offer a complimentary home warranty for the first year you own your home. Here’s more detail on what’s included for you.
Offer Accepted! What's Next
Once an offer is accepted, here’s what happens next. Working closely with your agent and our transaction coordinator Dori Hooks ensure a smooth and successful transaction.
Service Providers
Partnering with trusted real estate service providers to bring you seamless transactions, expert advice, and exceptional property management
Closing On Your Home
Typically, the process begins within one business day after the purchase agreement is accepted. Your initial deposit, as outlined in the contract, is then placed into a designated account. The period from the acceptance of the offer to the recording of the ownership transfer generally lasts between 21 to 45 days, though purchases made entirely in cash may close faster.
We've Walked In Your Shoes
Partnering with us means teaming up with someone who understands the profoundly personal nature of searching for a home. We reside in the areas you're exploring, enabling us to bring direct experience of the markets, neighborhoods, and our clients into every interaction.
Sample Buyer Representation Contract
To begin working together, we ask that you sign a buyer broker agreement as your commitment to us as your agent of record.
The buyer representation agreement defines the scope of work your agent is going to provide including the contract duration, services and compensation. This means you will know the services and costs upfront with the agent you’ve chosen to represent you.
UNDERSTANDING HOW AGENTS ARE COMPENSATED
Real estate agents are typically compensated through commission fees, which are a percentage of the selling price of a property. In most cases, sellers are responsible for paying these fees to both the listing agent and the buyer's agent. When a home seller signs a listing agreement, they agree to pay these agents a percentage of the final sale price. The listing agent typically splits this commission with the buyer's, though this can vary.
There will be a variety of options available to you. For example, many buyers will ask the seller to credit them at close of escrow to pay their buyer broker fees while others will ask the sellers to pay their buyer broker fees directly. If the sellers do not want to pay for the broker fees then the responsiblity will fall on the buyer.
Our Commitment To You!
We are dedicated to upholding a standard of excellence, and I am confident in my ability to secure the best deal for you swiftly.
Choosing to work with us exclusively throughout your property search is a significant decision, and we take it seriously. In return, we pledge to prioritize your interests and tirelessly seek the ideal home that meets your requirements.
